Precautions
Precautions Before
the
Purchase/Registration of Property
- Ensure the property is not under mortgage, litigation,
prohibited list, or court case. If any such issues are found contact the
relevant office or officer.
- Verify all link documents and related papers such
as
Ownership details, Permission, LRS, Pahanies, or any other documents from the
seller.
- It is advisable to consult a Legal
Advisor/Advocate
and obtain a legal opinion.
- Check for pending dues to government authorities,
such as property tax, vacant land tax, etc.
- Verify the Encumbrance Certificate (EC) related
to
the property.
Before the
Registration
of Property
- Allow sufficient time for the preparation of the registered document. Rushing may
lead
to mistakes.
- Read the document carefully. If any mistakes are
found, correct them before registration. After registration, verification is of no
use.
- Verify details such as spelling in names of executants and claimants (as per Aadhaar
Card), Survey No., Plot No., House No., area of land, plinth area, boundaries, link
document numbers, etc., before registration.
- If discrepancies are found in the marriage certificate issued by the Sub Registrar,
rectification can be a cumbersome process.
- Mention the payment details of sale
consideration.
- Do not forget to collect all link documents and related papers from the seller.
After the
Registration
of Property
- Ensure all property details are entered correctly in the records of the Registration
Office. If any errors are found, immediately notify the Sub Registrar for
rectification.
